Howdy!
Many of you may know me as Clayton Watson, Mortgage Loan Officer with City Bank Mortgage in Bryan / College Station. Others may recognize me from my time as a commercial banker in Fort Worth. Some might even remember my days in the farming and ranching industry. While all of these were true at one point in time or another, I am excited to finally combine this portfolio of experience I have accumulated and share with you the newest chapter in my professional career: the founding of AG3 Properties.
First, a quick background on the experiences that have shaped my perspective on business and how real estate has been an integral part of my life since childhood:
- I was raised on our family’s ranch just outside of Mansfield, Texas. The family always knew growth and urbanization was just around the corner, given our close proximity to the D/FW Metroplex. From the time I was eight, up until my mid-twenties, I was exposed to many of the behind-the-scenes elements of large-scale real estate development planning. The master-planned community that now occupies the land that was once our ranch is called M3 Ranch (go check it out, it is a high-quality product!).
- After graduating from Tarleton State University with a degree in Agricultural Economics in 2011, I started a small business where one of the primary sources of revenue was managing multiple tracts of raw land for a group of developers in the D/FW area.
- In 2014, I was accepted into the Full-Time MBA Program at Mays Business School at Texas A&M University. Upon graduation, the allure of real estate as a life-long career choice began to ring loudly and I made the decision to continue my studies by completing the Master of Real Estate (LERE) Program. I concurrently worked for Dr. Charles Gilliland as a student research intern at the Texas A&M Real Estate Research Center. Our research concentrated on Rural Land Sales in the State of Texas. It was during this period of time that I also first became licensed real estate sales agent.
- Post graduation, I served a briefly as a Valuation Analyst for the Infrastructure Valuation Team at Jones Lang LaSalle (JLL), a multi-national, publicly-traded real estate services firm. It was here that I honed my understanding of real property valuation, as well as gaining exposure to the concepts and application of the right-of-way and eminent domain process within the State of Texas.
- Desiring a role that allowed me to build meaningful relationships as a core function of the job role, I spent the following six years in real estate banking; first as a credit analyst / portfolio manager with a commercial bank in Fort Worth, and most recently as a mortgage originator for City Bank Mortgage.
I share my background to give you the context to understand how moving into real estate entrepreneurship is a natural fit and most probably the highest and best use of my skills and abilities. Without a doubt, it is also the most efficient vehicle in delivering maximal value by providing me the latitude and flexibility to focus on doing what’s right for my clients. I am a firm believer that focusing on relationships and providing real value leads to a profitable business, not the other way around.
As for AG3 Properties, we are a real estate services firm that offers brokerage, leasing, property tax advisory, and real estate consulting services. We were founded, in part, to fill a need in the market for real estate advisors that are both technically competent and relationship-oriented. AG3 is principally owned by Clayton Watson. Serving as the broker of record is Mr. Steve Harriman, an accomplished real estate broker with over 35 years of experience in brokering and developing large-scale commercial real estate projects across Texas and the surrounding states.
